A Settlement Agent, or Conveyancer, is required to prepare and check legal documentation and to complete various searches on a property to ensure settlement proceeds correctly and on time. A Settlement Agent will also organise the adjustment of shire and water rates and co-ordinate the settlement with the various parties on your behalf.
Do I have to attend settlement?
Beckley Conveyancing will attend settlement on your behalf as part of the service we provide.
Do I have to contact the Shire and Water Corporation to advise change of name?
No, Beckley Conveyancing will do this on your behalf as part of the settlement service when you are buying a property. We provide our clients with a guide of things to do when buying or selling a property.
When can I re-inspect the property?
We suggest you contact your Real Estate Agent one week prior to settlement to arrange a final inspection time. Beckley Conveyancing will remind you to do this.
Who is Landgate?
Landgate is Western Australia’s primary source of land information and geographic data. Landgate records you as the Registered Proprietor of that land once your settlement is effected and this is noted on the original Certificate of Title.

Who is the Australian Institute of Conveyancers?
The AICWA provides enhanced services and support to the Conveyancing community in Western Australia. Beckley Conveyancing is a member of the AICWA.
Incorporated in Western Australia in 1978 as the Settlement Agents Association Inc. In 1995 the Institute was recognised as the WA Division of the Australian Institute of Conveyancers.
There are six other Divisions of the AIC: South Australia; New South Wales; Victoria; Tasmania; and the Northern Territory, with an associated division in New Zealand.
